Affordable Housing in Austria: A Market Analysis
Willhaben.at analysis of property transactions in Austria: Price segments, regional differences, and buyer behaviour in the housing market.
Condominiums up to 150,000 Euros in Highest Demand
Willhaben.at analysed land registry entries to examine ownership preferences across Austria’s state capitals — and the results are revealing. Affordable housing, such as condominiums priced up to 150,000 euros, is by far the most sought-after segment.
Price Brackets Provide Clarity
In the segment up to 150,000 euros, approximately 45 percent of all apartment transactions were completed. The analysis by willhaben.at was based on land registry entries in Austria’s state capitals since August 2013.
Around 37 percent of buyers opted for a condominium priced between 150,000 and 300,000 euros, while only 12 percent chose a property up to half a million euros. Less than 6 percent purchased a property above 500,000 euros.
The Exceptional Case of St. Poelten
While in Vienna, Salzburg, Innsbruck, and Bregenz the share of transactions above 500,000 euros was relatively significant, in Eisenstadt and St. Poelten a striking 92 percent of buyers chose apartments in the 150,000-euro range. Graz (64%) and Klagenfurt (57%) also saw the majority of purchases in this affordable price bracket.
According to land registry records, not a single apartment above 300,000 euros was sold in St. Poelten over a two-year period.
